The approval pack

Every centre words it differently, but the pack is broadly the same. Get it right first time and approval takes days. Get it wrong and you lose two weeks per revision.

• ✓Elevations with dimensions, confirming the centre's height limit, often 2.4m to 3m
• ✓Material schedule with fire certification, usually Class 0 or Euroclass B for surfaces
• ✓Electrical specification, load, isolation point and lighting details
• ✓Signage details, including any illumination and how it is supplied
• ✓RAMS, public liability insurance certificate and the installer's accreditations

The rules that catch people out

Most rejections are not about design taste. They are about the operational rules that keep a mall running.

• ✓Nothing may overhang the demise line, including door swings, bins, stools and A-boards
• ✓Sight lines matter, so tall back panels are often refused on open island pitches
• ✓Every fixing into the mall floor usually needs separate permission, so most kiosks are freestanding and ballasted
• ✓Food and drink brings extraction, grease, waste and water rules, plus environmental health sign-off
• ✓Deliveries go through a booked loading bay slot, not the front doors
• ✓Installation is almost always outside trading hours, with the unit built off-site and assembled in sections

A realistic timeline

This is the timeline we work to for a bespoke unit. Short licence RMUs can move faster because they are smaller and often pre-approved types.

What it costs to get it right

A bespoke mall kiosk starts from £45,000 plus VAT as a guide, installed, excluding design fees. Smaller RMUs on short licences cost less because they are lighter, simpler and often reused between locations.

The cost of getting approvals wrong is rarely money. It is the trading weeks you lose while the centre waits for a compliant drawing, especially if you were aiming at a seasonal window.

How to make approval painless

Ask the centre for its tenant handbook and the marked demise drawing before any design work starts. Those two documents contain most of the rules.

Then submit one complete pack rather than drip feeding drawings. Centre teams review in batches, so a partial submission usually means waiting for the next review cycle.
