What We Deliver
Cat A Fit-Out
The building services baseline. Raised floors, suspended or exposed ceilings, basic lighting, heating, ventilation and air conditioning, and life safety systems. We deliver Cat A works for landlords preparing space for tenants and for occupiers taking on shell units.
Cat B Fit-Out
The workspace itself. Acoustic and glass partitions, boardrooms and meeting rooms, bespoke joinery, kitchens and breakout areas, flooring, decoration, branding and furniture. This is where our joinery workshop and in-house design team set us apart.

Viro Offices
Viro are sustainability consultants. Their own office had to prove their values. We delivered the full fit-out from the ground up. Acoustic partition walls, a bespoke boardroom, glass fronted private offices, open plan desking, a kitchen with terrazzo flooring and green tile splashback, and every service installed new. Electrics, plumbing, HVAC and lighting.
We specified sustainable materials throughout and retained the exposed structural ceiling instead of replacing it. The result is a workspace that performs as well as it looks.

What Does An Office Fit-Out Cost?
Honest answer: it depends on specification and the condition of your unit. As a guide, typical UK office fit-out costs run from around £400 to £900 per square metre for Cat A works. Cat B fit-outs with meeting rooms, kitchens, bespoke joinery and furniture typically run from £1,000 to £1,500 per square metre. Complex spaces and premium finishes sit above that.

How long does an office fit-out take?
A focused refurbishment of a small office can complete in 3 to 4 weeks. A full Cat B fit-out with partitions, new services and bespoke joinery typically runs 6 to 10 weeks. We build the programme around your move-in date and work evenings or weekends where premises must stay operational.
Do you handle landlord approvals?
Yes. We prepare drawings, method statements and RAMS for landlord and building management sign-off. We work regularly with managing agents and understand licence to alter requirements.
Can you work while our office stays open?
Yes. We phase works, separate zones and schedule noisy trades out of hours so your team keeps working. We agree the plan with you before anyone sets foot on site.
Do you use sustainable materials?
Wherever the brief allows. Our Viro Offices project in Llanishen was specified around sustainable materials throughout, and we retained the existing structural ceiling rather than replacing it. We advise on reuse, material selection and waste reduction on every project.
